All within 5 days he had 17 offers and $51,000 over asking getting us $351,500. Even after we were still apprehensive about the house appraising out and Carl met with the appraiser and low and behold it appraised and at that time was the highest split in our area of Palos.”

“After dad passed away which was hard enough but he was a minister for our local church so everyone lost a loved one. My mother wanted nothing to do with the house and decided to move in with my aunt. We didn’t want to leave it empty so my wife and kids moved in temporarily. In the time we were there, we did get several offers but they were insulting, so we listed the property with another real estate agent who did not know probate and it was a disaster. We were referred to Carl and he helped us and got us top dollar and even negotiated with the new buyers to dispose of my fathers car which was still in the garage and had 4 flat tires and did not start.”
– Lorenzo, Chicago
“After a family friend which we were his only family passed away we didn’t know what to do because he was a hoarder and the house was loaded from floor to ceiling. So, we started to get letters from investors and talked to a few and had several cash offers which we contemplated taking. we talked to Carl since he specializes in helping families going through what we were. . He told us that he has a strategy that helps families in probate and that would get us top dollar, which he did. We not only put way more money in our pocket, way more than any investor offered , and the offer we finally agreed to was cash, but also Carl negotiated that we could leave everything behind and the new buyers would take care of all the junk. ”

“We needed to get the house trashed out and make it presentable. The house was built in the late 70’s and everything was original. We were referred to Carl because we were told he works with seniors. He got us several offers, the first offer backed out but Carl was able to get us another offer within only 1 day and it was over asking.”
– Lavergne, Homer Glen
“Investors contacted us regarding our Dad’s house but the offers we received were extremely low, a lot lower than we ever imagined. We were referred to Carl and he got us so much more and the house not to mention loaded with stuff and I do mean loaded. He got the new buyers to clean the house out, we didn’t have to do anything and got a whole lot more than what investors were originally offering us.”

“After my brother-in-law and sister passed which was a year and a half from each other, I was left to take care of their estate since their kids were failing miserably. Before I stepped in their kids stopped paying the mortgage as well as utilities, thus electricity was turned off and the basement flooded and both mortgages (1 on the house and 1 on the trailer parked next to the house) went into pre-foreclosure. So, since I was tasked with caring for the estate I was getting bombarded by investors wanting to buy the house offering anywhere from $120,000-$155,000, not knowing what to do I asked my attorney. He recommended I call Carl since he specializes in helping families going through the estate process in the southwest suburbs. I called Carl and he told me we had several issues that needed to be addressed immediately: 2 mortgages in foreclosure and the clock was ticking, a house filled with debris about 4 dumpsters, a heavy concentration of mold in the basement, and a travel trailer parked in the yard that hadn’t been moved in 3 years and in disrepair. Carl said if I followed his lead he would do his best to help me through all of these. He put the house on the market on Good Friday and on Saturday allowed showings from 12-4 and in that short of time he brought me 16 offers and we received $65,000 over asking all this not to mention getting the trailer moved off of the property all in 5 days. The final price we received was $240,000 he got the house out of foreclosure and he made the buyer take on the responsibility of getting rid of all the debris after closing. I was truly shocked that this happened so fast and we got way more than I ever imagined which I thought $150,000 would be about the top.”
– Kathy, Burbank
“We thought this would be our forever house, on almost an acre across from a lake. It was a one-in-a-million house. However, after Mark passed and I drove into the City for work it was getting too hard taking care of the dogs. So, I made the tough decision to sell. Since we knew Carl and he helped us buy this house he was the only one we would call. We did get multiple offers and over the asking price and it happened very fast especially since it was around Christmas which was hard enough.”
– Yeun, Palos Hills
“After our dad passed away we weren’t sure what to do, but we had a ton of junk and I do mean junk that had to be thrown out. We were unsure of the process, we did get overwhelmed by the amount of investors preying on us offering obscenely low offers, this was our father’s house, we cared but investors don’t . Once we sat down and talked to Carl, we really didn’t know we had to open a probate which Carl walked us through the process and what to expect. When he put our house on the market we received $20,000 more than asking and the house needed a lot of work, so we were happy Carl got it done for us and in in less than 2 weeks.”
– Tina, Burbank
“Our neighbor’s friend was going to buy our house directly from us and offered a price of $260,000, the house needed a complete update so we were thinking of taking it since basically everything was from 1996 when the house was built. We had talked to Carl before and he told us that if we followed his plan we could get more, and we did. We received a total of 40 offers and a finally agreeing on a price of $300,100.”
– Glenn, Oak Lawn
“My father’s house was empty for well over a year after he passed. He had a reverse mortgage and we didn’t know what to do since they were so uncooperative. We received calls and letters from cash investors offering us $60,000-$100,000, and they made it sound like they were doing us a favor by giving us a quick close, no commissions and pay some costs. We found out later who they were doing a favor for, themselves. We knew Carl from a previous transaction and He told us that he has a strategy that would get us top dollar but we had to follow his step by step plan. When we put the house on the market we started at $124,900 and in the process we got 75 offers the highest $187,000 which we accepted, all this in just 9 days, we were in shock to get $62,000 more than asking and $42,000 MORE than a house down the street in the exact same condition that just closed a month prior ! Not only did he get us way more than we ever dreamed, way more than the so called favor the investors were doing for us. He also helped us with clean out and dealing with the reverse mortgage company which was a total nightmare, we are glad we did everything Carl suggested we just wished we did it sooner.”
– Akilah, Matteson
“My mom loved her condo and I wanted to sell it to someone who would appreciate it as much as she did. Friends we knew who went thru a similar situation told me to call Carl because he worked with seniors and estates. Carl not only helped me sell my mother’s condo but helped me sell the furniture and get the unit cleaned out to make it presentable for people to see.”
– Mike, Orland Park
“I grew up in this house and my parents lived here until they passed. I truly wasn’t in a hurry to do anything, but I knew I needed to fix things up because the house was dated. I hired an agent who I knew to help me thru the process, but he just told me what I wanted to hear to get the listing, and we wasted a lot of time and money. Thanks but no thanks I didn’t need the money, and let the house sit for a few more months. Then one day Carl called me, He told me the truth and not to do any work to the house and he would show me how to get top dollar, and he did.”
– Tom, Burbank
“Carl became friends with my father because he brought bakery treats to the seniors here in the Orland area. He would sit down with my dad and watch TV when he stopped by. We were very fortunate to have a 90th birthday for my dad before he passed. One of my dad’s wishes was to have Carl sell his house after he passed. So, I called Carl and he walked me through the process and referred a company to clean out the house since my dad lived there for 60 years and he was an aggressive collector. When Carl put the house on the market we got 26 offers and received $30,000 over asking.”
– Denice, Orland Park
“I was approached by an investor you see on TV, and the offer was insulting, but I needed to sell because I was behind on my property taxes and very close to losing the property. So, I sat down with my attorney, and he advised me that we could probably do better, and he recommended that I give Carl a call. He came out and explained the process, and later that week he brought 2 buyers that gave me significantly more money so I canceled the TV investor’s low contract and went with one of the buyers Carl introduced me to. I needed the money from the sale because this was the house I grew up in for the last 49 years and I was currently unemployed. My car was broken down so I couldn’t drive anywhere so Carl picked me up every time I needed to go to the village to get the necessary documents to sell the house. Living here for 49 years I didn’t know where to go my mom and dad were gone and they were always there to help. Carl got me 30 days to stay in the house while I looked for an apartment which he helped me with.”
– Jerry, Calumet City
“My mother and brother lived together in the house that him and I grew up in. My mother passed away and we came to the realization that we needed to sell, the only problem my brother still lived there and was a heavy smoker. We heard of Carl and gave him a call and he told us that he had a strategy that will get us top dollar, which it did. We got way more than we thought possible, NOT to mention Carl got the new buyer to trash out all the belongings which we had a bid of $4000 just for that. “
– Bill, Chicago
“We really didn’t think we needed Carl’s services since we had 2 offers both about $400,000. We agreed to his step by step strategy and only gave him a few weeks, and that was all he needed. In less than a week he brought us a $590,000 cash offer.”
– Doug, Chicago
“After my mother passed away which was just a few years after my father, we weren’t sure what to do first, or which way to turn. We knew Carl and he helped us take care of everything from selling the house to everything in between. It was emotional for us and very difficult but Carl made the process seamless.”
– Melissa, Worth
“My brother and sister and I inherited my father’s condo, along with lots of bills that needed to be paid. The condo was empty, so my nephew moved in with his 2 dogs to help with expenses. So, the bills of my father’s estate were piling up not to mention the monthly maintenance on the condo and the taxes. Carl came highly recommended and got it sold quickly.”
– Vicki, Worth
“Carl went above and beyond for us. He had 40 oers on my moms house and he was able to negotiate them $75,000 over the the asking price. He sold the house in less than 1 week. He was very kind and patient and explained everything to us throughout the whole process. We can’t say thank you enough for all that Carl did. Would highly recommend Carl Guzzy.”
– Maria, Palos Hills
“We weren’t sure what our house was worth all we knew is that everything was original from 2000 and Zillow said the house was worth $588,000. We were referred to Carl and he shared what he could do for us and he told us he specializes in helping families and estates. We wanted to sell, so once we decided to move forward, Carl was able to get us offers in less than 7 days he brought us 20 offers to be exact and we agreed on $620,000. Now we had offers higher but this seemed to be the strongest. Right after we accepted that offer we received an offer for $650,000 and kept it as a backup but never needed it.”
